DISCUSSION -- Continued from September 4, 2026 - Land Development Code (LDC) Sec 30-482 General Applicability regarding Off-Street Parking- Daniel J. Smith, AICP, Director, Community Affairs/Growth Management

Body

DESCRIPTION:

Property owners and agents attended the January 19th City Council meeting to request relaxed parking requirements for commercial buildings built before city incorporation.

PLANNING BOARD

Based on the discussion on September 4, 2026, staff is providing the proposed amendment to the parking requirements for office uses not located in a building with a restaurant. If a restaurant later locates in the building, it must comply with the standard parking requirements for restaurants. However, this change could unintentionally result in a parking shortage if a restaurant opens on the site. Another option would be to allow one parking space per 600 square feet for a standalone office building, although there is no guarantee that a restaurant would not locate there in the future.
