PROJECT DESCRIPTION:
A rezoning application has been submitted for the property located at 560 S. Collier Blvd., Marco Island (the “Subject Property”). Mr. Zachary W. Lombardo, Esq., submitted the application on behalf of Marco Beach Hotel, Inc. (Hilton Hotel), requesting a change in zoning from Residential Tourist District (RT) to Planned Unit Development (PUD).
The applicant proposes increasing the number of hotel units from 310 (30 du/acre) to 626 (60 du/acre) and permitting structures within the development to reach a maximum height of 150 feet. The proposed uses within the PUD are generally the same as those permitted in the RT District. The applicant also proposes using fractional density and/or interpreting the Resort Residential Future Land Use category as having no density limit, with the PUD document serving as the mechanism for creating additional units.

PLANNING BOARD:
The Planning Board reviewed the rezoning application, relevant Comprehensive Plan provisions, Planned Unit Development requirements, staff’s recommendation for denial, and supporting documents.
The Planning Board voted 3-2 to recommend approval of the application as presented to the City Council.

The applicant has paid $10,155.00 in applicable fees.
