PROJECT DESCRIPTION:
Mason Lundquist, P.E., on behalf of Collier County, has submitted for approval three variances, all along the north side of the property line. The variances are being requested due to the construction/installation of an elevated, new generator and fuel tank pedestal and the required parking and fire lane access.
For this zone district, P-ST, setbacks are based on the most restrictive zone district within 100 feet. That would be the A-ST (Agricultural), which requires fifty (50) feet for front, side and rear yard. The proposed setback of the new elevated generated and fuel tanks is 17.72 feet. The next two variance requests are to allow required parking in the required north landscape buffer and to provide a fence instead of landscape in the buffer. The placement of the parking spaces in the landscape buffer is due to site constraints, placement of existing structures and the required fire lane.
The existing structures, the water tank and pump station, also do not meet the setbacks. Technically, they do not need a variance but they are being requested as part of this variance application.
FUNDING SOURCE / FISCAL IMPACT: Applicant has paid $2,000.00 in applicable fees.
PUBLIC NOTICE REQUIREMENTS: 15 days prior to Planning Board hearing.

Staff recommends the Planning Board approve this request with the below conditions of approval:
Conditions of Approval:
1. The SDPA is approved subject to the approval of Variance Petition VP 26-000054 . If the variance petition is not approved, SDP 25-000179 shall be null and void.
2. Collier County Utilities and their contractors must have a meeteing with Marco Island Utilities at least one month prior to construction for any new updates from either both parties. This can be done using Teams or in person.
POTENTIAL MOTION:
Approve Resolution 26-xx with listed conditions of approval and forward a recommendation of approval to City Council.
