Body

BACKGROUND:

The City Council gave directions to staff to convert 2 tennis courts into 8 pickleball courts. Because this facility was developed by Collier County in 1978, prior to our current land development regulations, variances are required for buffers, landscape, and parking.

PROJECT DESCRIPTION:

The applicant, the City of Marco Island, using the professional services of LJA Engineering, is requesting a variance to allow for the reduction of the parking required (3 spaces/court) from 66 to 62 spaces, pursuant to Sec. 30-488 of the City of Marco Island Land Development Code ("LDC"), and a reduction in the Vehicle Use Area (VUA) landscape requirements, pursuant to Sec. 30-439 of the LDC, which requires a landscape parking island every 10 spaces.

The city is also requesting a variance from Sec. 30-441(g) buffer requirements of the LDC, to reduce the buffer required along the north and east perimeter from 15' to anywhere from 4' to 10', depending on the existing 1978 Collier County approved improvements.

This site was developed in 1978 and variances are required before a Site Development Plan Amendment (SDP) can be approved.

PLANNING BOARD:

The Planning Board heard this item on June 7, 2024. There was discussion regarding noise, landscaping, parking, and the need for additional pickleball courts. The Planning Board voted 5-1 to send a recommendation for approval to the City Council.
